Mission
To maintain and repair property buildings, grounds, and units to ensure tenant safety, enhance curb appeal, and provide an excellent living experience. Build and nurture strong vendor relationships while overseeing projects to maintain high-quality standards.
Key Responsibilities:
1. Ensure Consistent Occupancy Rate
- Work towards achieving and maintaining a 100% occupancy rate.
- Assist in ensuring prompt unit turnarounds, with a target of 0-40 days from vacancy to move-in.
- Respond promptly and professionally to resident requests.
- Foster positive resident relationships and contribute to creating a strong sense of community.
- Serve as a liaison between residents and owners, as needed.
2. Achieve Timely Rent and Fee Collection
- Assist in ensuring the collection of 100% of rent and fees on time.
- Help deliver resident notices and support other collection procedures as required.
3. Maintain Compliance with Company Standards
- Ensure all homes, structures and grounds meet safety and company property standards.
- Assist in delivering resident notices and communications.
- Cultivate positive relationships with vendors, manage project bids, negotiate for the best value, and ensure clear communications.
- Oversee projects from initiation to completion, resolving issues efficiently and cost effectively.
4. Manage Property Budget Effectively
- Negotiate contracts with suppliers and vendors to ensure the best value.
- Oversee and assist with home rehabs and on-site repairs.
- Proactively address preventative maintenance to minimize future issues.
- Continuously seek innovative solutions and think creatively to improve property operations
Additional Key Requirements:
- Ability to learn and retain new skills effectively and quickly
- Assist in training new team members
- Ability to be very active, lift 50 pounds minimum and operate/drive a golf-cart, willingness to use personal vehicle
- Technology savvy: basic/intermediate level
- Dedication to work schedule, willingness and flexibility to occasionally work outside of set schedule
- Submit required reports on or before deadlines
- Maintain excellent organization
- Genuine interest in providing outstanding customer service to residents, maintain positive communication with Property Manager
Specific Skills Used:
Basic Plumbing, Basic Electrical, Carpentry, Painting (interior and exterior), Roofing, Drywall/mudding, Floor installation, replacement and repair, Window/door installation and repair, Grounds maintenance (general care, lawn mowing, weed-trimming, weeding, planting, clean up etc.)
The ideal candidate should have hands-on experience and proficiency in at least three (3) of the listed skills.
