PROSPECTIVE RESIDENT FAQs

What are the responsibilities of a tenant/resident?

It is important to read the Prospectus/Lease thoroughly and ask questions about anything that you may not
understand. In general, Tenants/Residents are responsible for:
• All utilities, exclusive of those provided in the lease
• Cleanliness and safety of the leased premises, lot, and surrounding area
• General lawn care upkeep
• Proper disposal of trash
• Compliance with all community rules and regulations
• Consideration for your neighbors
• Following the terms of your lease agreement

When is rent due?
All charges including rent are due on the 1st of each month, unless your specific lease agreement states otherwise. Any payments received after the close on the 5th of the month will be considered late.

What are acceptable forms of payments?
We highly encourage payments to be made via the resident portal, autopay, ePay, CashPay or via phone.  If you use your bank account (savings or checking) there is no additional fee.  Cash is only accepted at approved CashPay/Paylease locations.  We do not accept post-dated payments.  You can make payments in advance, but once the due date arrives, balance due must be paid in full.  We do not accept partial payments.

What kind of agreement is required for the leased lot, if I own the home?
Each community has a Prospectus and Community Rules and Regulations, which includes a lease agreement for the lot.  These are governed by the Chapter 723 Florida Statutes.  The agreement typically auto-renews after the initial term, unless otherwise stated in the Prospectus/Lot Lease Agreement.  Please contact the community directly for more information and/or to review a copy of the current Prospectus and Rules and Regulations.

Do my children need to be listed on the account even if they are under 18 years old?
Yes. All occupants of the home must be listed on the initial application. If the number of children changes after the initial application process, please just provide the child’s name and date of birth within the office. This information is required and is important for us to have on file in the event of an emergency–we need to know who resides in the home.

Are your communities pet-friendly?
Most of our communities are pet-friendly.  However, we cannot accept aggressive dogs or aggressive breeds due to insurance requirements.  Each community does have their own pet requirements and required pet-fee.  Please inquire with the specific community for more information and/or to confirm pets are allowed.

I purchased a mobile/manufactured home elsewhere, can I move it to one of your communities?
Yes! All homes and or prospective resident’s wishing to move into the community must be approved through our application process. The home itself must meet the community standards. For more information, please contact us.
